About the Project

The Clayborn is a new residential building development located in Medford, Massachusetts. The project is currently in the early stages of construction and will be home to a thoughtfully designed community, combining high-quality architecture with sustainable building practices.

The goal of this project is to provide clear, concise construction updates to our neighbors, stakeholders, and city officials. By maintaining this page, we aim to share essential information while keeping our presence low-profile during development.

General Contractor

Plumb House served as the general contractor for Davis development of the Reserve Burlington. Reserve was constructed through COVID and delivered on time and on budget.

UPCOMING WORK

970 FELLSWAY CONSTRUCTION UPDATES

UPCOMING WORK:

  • April 2026
    • D&M Civil will continue to excavate soil for export for the residential project. The plan is to stockpile the soil and then ship out via trucks. There will be trucks hauling soil from the construction site daily.
    • Excavation for utility work in the footprint of the building is ongoing.
    • Excavation for the Town House Buildings located on Myrtle Street is ongoing. Backfill and compaction is planned for the week of 04/06/26.
    • Steel decking install is ongoing. We will be completed with Steel by the week of 04/06/26.
    • Concrete scope will continue in the near future. You can expect increased concrete trucking to the project.
    • Generators will be running through the night to keep specific areas of the site from freezing.
    • The rear access to the Extra Storage Space is closed until binder pavement is installed, which is expected on 04/15/26.
    • Deliveries of wood panels and framing install have begun and will continue to the end of the year. Increased trucking to the project for wood panel deliveries is to be expected.
    • There is outstanding utility work on Amaranth Street. This work is expected to be completed in April.
    • Overtime and weekend work is to be expected until further notice.

  • May 2026
    • Concrete pours for the Apartment Building 2nd floor to wrap up in the beginning of May.
    • Concrete pours for the 1st floor will continue into June.
    • Wood Framing is ongoing. Daily deliveries of wood wall panels and trusses is expected. There will be an increase of trucking activity with these deliveries.
    • Excavation within the building footprint for underground piping install to be completed in May.
    • Concrete Block Walls for elevator shafts to begin.
    • Mechanical trades to begin installs in the wood framed areas
    • Landscaping for the front of the storage facility to begin

WORKING HOURS:

Construction work will occur on site from 7:00am – 5:00pm, Monday thru Friday and 7:00am-4:00pm on Saturday. 

CONSTRUCTION IMPACTS:

  • Large truck traffic (tractor trailers) will enter the site through ‘Gate A’, through the Extra Space Parking Lot and exit through ‘Gate C’. Smaller trucks will continue to enter / exit out of ‘Gate B’ and ‘Gate C’ as required.
  • Extra Storage access will be at the front of the building until utilities are complete.

CONSTRUCTION MITIGATION:

  • Street sweeping 
  • Vibration Monitors are set up to alert if we exceed allowable limits
  • Rodent control stations are being monitored weekly in and around the 970 Fellsway building. This will help reduce the size of the rodent population prior to the start of earth moving, but it will not eliminate it. As an abutter you can do your part to help with the control of rodents. Please visit the City of Medford’s website (https://www.medfordma.org/departments/health-department/rodent-prevention) for some useful information for rodent proofing your property.

OUTSIDE DELIVERIES:

Please note that outside delivery services such as UPS, FedEx, Amazon, Uber, Lyft, Grub Hub, Door Dash, trash services, etc. will continue to make their deliveries to the area surrounding 970 Fellsway. We do not control those providers, but we hope that they will respect the construction controls (barriers and signage) along the 970 Fellsway site. If not, they will be reported to the City of Medford.
